Background
The DMS Group is a leading provider of property management services in Ontario with a client base that covers over 100 multi-residential apartment buildings. The DMS “Work Experience and Apprenticeship Program” is directed toward youth in the communities that we serve to provide opportunities to gather work experience and to learn about the property management industry as a possible career path.
DMS provides opportunities for youth to become involved in the Property Management industry through Volunteering and through Apprenticeship employment. This program is designed as a progressive path for teenagers and young adults to develop work skills, build experience and establish a foundation of employment as a basis for continuous career development.
Work Experience through Volunteering
Opportunities will be provided to youth in DMS managed communities to obtain the volunteer hours that are required as a part of the Ontario Secondary School curriculum. Volunteer opportunities may include: assistance in a property administration office; participation in tenant recreation programming; developing and delivering “Green Building” environmental projects; and many other possibilities.
DMS will identify eligible opportunities in its managed communities and post on building bulletin boards. Youth will also be encouraged to self-identify projects or activities that they feel would suit their own interests and abilities.
Each youth volunteer will be matched with a member of the DMS management team as their mentor and supervisor to ensure that the experience is monitored and performed in a responsible and meaningful manner. Each youth volunteer will receive a letter of commendation along with a performance review.
Apprenticeship for Career Development
Apprenticeship opportunities will be identified in DMS managed communities and posted on the building bulletin boards. Apprenticeship positions will be either full time or part time; will be for fixed contract periods ranging from three to six months; and will be paid based upon an hourly rate.
Apprenticeship opportunities will be in the various aspects of property administration and maintenance including: Property Administrator Apprentice; Accounting Administrator Apprentice; Building Superintendent Apprentice; Building Grounds Maintenance Apprentice; Painter Apprentice and many more. Full details of the description of each Apprentice position will be posted on building bulletin boards.
Apprenticeship candidates will be expected to apply for available positions with formal submission of an application letter and resume. Candidates will be interviewed prior to selection. Applicants will be required to be residents in a DMS managed community, however, the apprenticeship position may not be in the community where the applicant resides.
Each Apprentice will be provided with a confirmation of employment letter, a recommendation letter and a performance review at the end of each contract term.

Assistant Superintendent
(Permanent – Full Time)
Reporting: Property Manager
Location: Barrie, ON
The ideal candidate must have previous residential property maintenance work experience (plumbing, carpentry, minor electrical, etc). Familiarity with building mechanical systems is also required.
In this position, the successful candidate will perform various building maintenance, cleaning and repairs and will be required to respond to after hour emergencies as required. This is a salaried position with full benefits and housing included.
Excellent customer service skills along with the ability to work independently with minimal direct supervision are a must.

Property Administrator
(Part-time)

As a member of the property management team on site(s), the key responsibilities of the Part-time Property Administrator include but are not limited to:
- Property management office administration
- Vacancy and arrears management,
- Preparation of legal forms (N4, N5, etc)
- Tenant file administration,
- Lease administration, tenant liaison, maintenance management.
- Contract/Project Management
- Other assignments within the scope, spirit and purpose of the job as reasonable requested from time to time by management.
Desired Skills and Experience
To succeed in this role, the candidate must possess the following combination of education, experience and skills:
- Minimum four (4) years of experience in residential property management;
- Knowledge of RTA, Housing Services Act, Accessibility for Ontarians with Disabilities Act, Humans Rights Code, and other legislation related to non-profit housing an asset;
- Sound knowledge of Yardi;
- Ability to meet deadlines proficiently;
- Experience with leading others, ability to motivate and manage a team;
- Strong analytical and problem solving skills;
- Superior oral and written communication skills;
- Strong Contract Management & Trade Supervision;
- Ability to review and understand building specifications, systems and drawings;
- Experience in interacting with a diverse membership with sensitivity, integrity and impartiality;
- Oversees maintenance and monitors preventative maintenance program. Directs capital project management between respective third parties, Property Managers and government bodies to ensure safe, to-specifications and cost effective implementation of projects;
- Experience in directing operational function of all properties within portfolio in accordance with Board direction, legislative requirements and CFDI policies/procedures;
- Strong computer skills – MS Word, Excel, HM Worx and Outlook.

Team of 2 Superintendents
(Permanent - Full Time)
The ideal Team has 2+ years Property Management experience working for Non-Profit and/or residential properties. The ideal Team is familiar and comfortable working together to ensure the highest standard of living.

- 2 or more years of property maintenance work experience (sound knowledge of general plumbing, electrical, carpentry, heating, repairs, etc).

- Garbage removal, cleaning of vacant units.
The other Team member must have:
- Administrative skills (calculations, rent collections, office administration),
- PO and Work Order processing;
- Proficient computer skills (MS Office and Yardi),
