Property Manager Coordinator (Head Office)
Reporting to: General Manager
Location: Toronto, Ontario
This is a head office position suitable for an experienced Property Manager or Senior Property Administrator looking to take on a more corporate roll. It has been designed to provide ongoing support to the General Manager and the residential/non profit management team.

Key responsibilities include:
- QA on all client reporting
- Liaison for governing bodies/municipal service managers
- Provide administrative and manager support during vacation/leave times
- Ensures internal deliverables are tracked and distributed
- Prepares correspondence and take minutes/plan minutes during meetings
- Responds to Requests for Proposals and attends potential client interviews
- Ability to participate and contribute to budget and finance reviews
- Maintain/monitor schedules and plan meetings,
- Attendance at Board Meetings (day and/or evenings) may be required,
- Other assignments as directed from time to time
Qualification:
- Experience / background in property management
- Superior written and oral communication skills
- Experienced in third party property management and related regulations (RTA, SHRA, Operating Agreements)
- Demonstrated ability to manage numerous and diverse activities and prioritize appropriately
- Proven organizational and multi-tasking skills; able to cope with changing client needs and deliver successful results within agreed upon time frames; perform well under pressure and detail oriented
- Social Housing experience and knowledge of various Service Manager requirements a definite asset
- Ability to liaise with municipal and regulatory agencies
- Strong knowledge of MS Office programs (Word, Excel, Powerpoint, Outlook, Yardi)
- Reliable vehicle is required for this position

Handyman
Reporting to: Property Manager
Location: St. Thomas, ON
Hours: 2 ˝ days per week (8 hrs per day)
A handyman is a highly skilled craftsman who specializes in carrying out various odd jobs such as performing basic facility repairs, maintaining property and performing renovations as needed. The skilled handyman will be responsible for performing minor repairs in town homes and apartment units as needed. General duties include cleaning out and repairing units in apartment units between occupancies, performing renovations on properties, plumbing, electrical and carpentry work, and hauling garbage, always ensuring proper disposal techniques are adhered to, and other assignments as reasonably directed from time to time.
A reliable vehicle is required – must own tools.

Receptionist/Office Administrator
(Permanent - Full Time)
Reporting to: Senior Management Member
Location: 4810 Dufferin St, Suite E - Corporate Head Office
Responsibilities:
- Attend in the reception desk during regular business hours (8:30 to 5:00)
- Answer the main DMS phone line
- Communicate with our couriers, prepare, receive and distribute of all courier packages
- Prepare, receive and distribute of all incoming and outgoing mails
- Order all supplies required by head office staff (pens, paper, file folders etc.)
- Order and distribute forms required by DMS site office
- Maintain and organize supplies room
- Coordinate the maintenance and repair of all head office equipment (photocopiers, fax machines, mail machine, binding machine, printers etc.)
- Coordinate and control of all staff cell phones/pagers including ordering of new/replacement phones, re-allocation of returned phones, and communication with our cell phone service provider
- Maintain and distribute phone list(monthly)
- Maintain corporate supplier database and send reminder letters for expired insurance policy and WSIB certificate
- Maintain supplier statements of account in shared drive for senior management team review.
- Receive and distribute weekly TCHC conference call statistics
- Prepare data of courier charges, postage usage, copies usage and forms for chargeback.
- Maintain and update DMS on-call schedule.
- Other assignments as reasonable directed from time to time
Qualification:
- Minimum of 2 years of receptionist/office administration experience in Property Management Industry (preferred)
- Superior oral and written communication skills
- Strong computer skills – MS Word, Excel, and Outlook

Property Accountant
Location: Head Office (Toronto)
Reporting: Senior Finance Manager
Del Management Solutions Inc. is looking for a Property Accountant to join our accounting team. The successful candidate will be responsible for a portfolio of properties for our clients.
Key Responsibilities
- Prepare monthly financial statements ensuring that deadlines are met
- Identify and analyze budget variance
- Prepare and review monthly bank reconciliation
- Analysis of A/R & A/P and preparation of detailed account reconciliations
- Coordinate and participate in the preparation of annual operating budgets
- Prepare year end audit working papers
- Coordinate and communicate with the Property Managers and Executives.
- Other duties as reasonably assigned from time to time.
Qualifications
- 3-5 years experience in an accounting position preferably in the Property Management field – Commercial and/or Residential experience is an asset.
- Detail oriented
- Able to manage time effectively
- Experience in Yardi software is an asset
- Experience in Non-Profit Housing is an asset
- Enrolled in CGA/CMA is an asset

Jr. Property Manager
Reports to: Property Manager / Sr. Manager Operations
Locations: London, Ontario.
Jr. Property Manager required for Mixed Portfolio of Residential, Land and Commercial properties. Servicing Southwestern Ontario. Salary commensurate with experience.
Term is for a period of 1 year due to maternity leave.

- A/P & A/R functions

- Composition of Comprehensive Briefing Notes on matter of relevance
- Rotating on call duties with Sr. Property Manager
- Tenant correspondence including demand letters, N4’s, compliance etc.
- Property Inspections and documentation
- Compliance with regulations as impacted by portfolio i.e. environmental, lease compliance audits
- Attending client meeting as necessary
- Regular client communications as necessary
- Other duties as directed from time to time
Qualifications
- 2 years of Property Management Experience. Land Management experience is a plus,
- Knowledge of RTA, 2006; Commercial Tenancies Act,
- Strong communication skills – both verbal and written,
- Proficient knowledge of Microsoft Word and Excel (some database experience would be an asset),
- Demonstrate ability to manage numerous and diverse activities and prioritize appropriately,
- Proven organizational and multi-tasking skills; able to cope with changing client needs and deliver successful results within agreed upon time frames; perform well under pressure and detail oriented,
- Ability to read surveys to determine property boundaries,
- Travelling may be required within Southwestern Ontario – reliable transportation a must,
- Patience, Flexible and sense of humour.

Superintendent
(Permanent – Full Time)

Locations: Toronto East
The ideal candidate must have previous residential property maintenance work experience. Familiarity with building mechanical systems is also required.
In this position, the successful candidate will perform various building maintenance and repairs and will be required to respond to after hour emergencies as required. This is a salaried position with full benefits and housing included.
Excellent customer service skills along with the ability to work independently with minimal direct supervision are a must. A reliable vehicle is required.
