Property Manager
(Permanent - Full Time)
Reporting to the Sr. Property Manager.
The Property Manager is responsible for the successful operation of non profit and cooperative housing properties. The Property Manager is responsible for meeting all contract obligations and deliverables as well as achieving the client’s goals and objectives through effective financial and operational management.
Responsibilities:
- Cost management of operating expenses.
- Rent collection and arrears management.
- A/R reconciliation and reporting.
- Purchase order processing and contractor management.
- Lease administration, tenant liaison, maintenance management.
- Client management and reporting.
Qualifications:
- Five (5) years experience in Property Management.
- Strong three (3) years Cooperative Housing experience a MUST.
- Knowledge of RTA, SHRA and Cooperative Bylaws. Familiar with various Acts & Codes, including Fire Code, Building Code, and LTB proceedings
- Experience with YARDI or similar.
- Strong Lease Negotiations skills.
- Strong Contract Management & Trade Supervision.
- Excel at planning and organizing. Ability to meet deadlines proficiently.
- Strong analytical and problem solving skills. Ability to identify risk mitigating liability.
- Superior oral and written communication skills.
- Strong computer skills – MS Word, Excel, Access, and Outlook.
- Reliable Vehicle required traveling to various sites within Barrie and Orangeville.

Property Accountant
Location: Head Office
Reports to: Finance Manager
Del Management Solutions Inc. is looking for a Property Accountant to join our accounting team. The successful candidate will be responsible for a portfolio of properties for our clients.
Key Responsibilities
- Prepare monthly financial statements ensuring that deadlines are met
- Identify and analyze budget variance
- Prepare and review monthly bank reconciliation
- Analysis of A/R & A/P and preparation of detailed account reconciliations
- Coordinate and participate in the preparation of annual operating budgets
- Prepare year end audit working papers
- Other duties as reasonably assigned from time to time.
Qualifications
- 3-5 years experience in an accounting position preferably in the Property Management field – Commercial and/or Residential experience is an asset.
- Detail oriented
- Able to manage time effectively
- Experience in Yardi software is an asset
- Experience in Non-Profit Housing is an asset
- Enrolled in CGA/CMA is an asset
- Strong communication skills

Rental Agent (Full Time – 4 Months Contract)
Duties/qualifications:
- Coordination of all advertising through Head Office
- Schedule and show all vacant units
- Liaise with partnering Agencies / Regional offices to rent up assigned units
- Initiate credit checks on prospective tenants as appropriate
- Secure all required documentation from prospective tenants
- Prepare all necessary paperwork (i.e. tenant leases, etc.) for entry into Yardi system
- Responsible to obtain first and last month rent deposits
- Work with tenants and Agencies to ensure set ups are complete
- Other duties that may be assigned from time to time
- Must be an excellent communicator (written and oral)
- Strong organizational skills are mandatory

A Superintendent Couple is required in the Markham area. The ideal candidates must have previous property maintenance work experience (sound knowledge of general plumbing, electrical, carpentry, heating, repairs, etc), administrative skills and cleaning proficiency. Familiarity with building mechanical systems is also required. Excellent customer service skills along with the ability to work independently with minimal direct supervision are a must.

The ideal candidate must have previous property maintenance work experience and cleaning proficiency. Familiarity with building mechanical systems is also required.
In this position, the successful candidate will perform various building maintenance and repairs and will be required to respond to after hours emergencies as required. The position is based at a senior residential property.
The candidate will be required to work every other weekend and also cover vacation for the full-time staff.
