Property Administrator
Reporting to: Senior Project Manager and Senior Operations Manager
Location: Locust Hill, ON
Responsibilities:
- Provide administrative support in the following areas:
- Contract and document preparation-CCDC, alternative contracts, award letters, tender documents
- Data management- updating spreadsheets, filing relevant materials, bid openings, maintenance of project binders
- Contractor correspondence and communications- arranging appointments, contract signings, follow ups
- Process and keep track of all security clearances forms from vendors and update them on changes to procedures
- Maintain communication with third party security sponsors spreadsheet data related to security clearances
- Contract and document preparation-CCDC, alternative contracts, award letters, tender documents
- Invoice entry, matching, reconciliation and reporting
- Purchase order processing and contractor management
- Client management and reporting
Qualifications
- Two to Four years of combine experience in Administration, Construction, and Property management is an asset
- Knowledge of RTA, SHRA or similar certification. Familiar with various Acts & Codes, including Fire Code, Building Code, and LTB proceedings
- Solid planning and organizational skills, with high level of accuracy and detail orientation
- Strong team player, self motivated, proactive thinker, enthusiastic, flexible and adaptable
- Understands project goals, deadlines, and deliverables
- Superior communication skills (verbal and written)
- Proficiency in Microsoft Office Applications (Word, Excel, Access, and Outlook)
- Reliable Vehicle required and willingness to travel to various sites within portfolio may be required

LIVE-IN MAINTENANCE PERSON
Reporting to: Property Manager
Responsibilities:
- This is a full time live-in position
- Solid plumbing experience required
- Must possess knowledge and demonstrated skills in carpentry, electrical work and general repairs
- Sound knowledge of complete residential high-rise building systems a definite asset
- Ability to read and write English; and understand written and verbal instructions
- Able to work within a team
- Physical ability to perform tasks as outlined
- Good interpersonal and communication skills
- Three (3) years of general maintenance experience

Property Manager
(Permanent - Full Time)
Reporting to the Sr. Property Manager.
The Property Manager is responsible for the successful operation of non profit properties. The Property Manager is responsible for meeting all contract obligations and deliverables as well as achieving the client’s goals and objectives through effective financial and operational management.
Responsibilities:
- Cost management of operating expenses.
- Rent collection and arrears management.
- A/R reconciliation and reporting.
- Purchase order processing and contractor management.
- Lease administration, tenant liaison, maintenance management.
- Client management and reporting.
Qualifications:
- Five (5) years experience in Property Management.
- Knowledge of RTA, SHRA and Cooperative Bylaws. Familiar with various Acts & Codes, including Fire Code, Building Code, and LTB proceedings
- Experience with YARDI or similar.
- Strong Lease Negotiations skills.
- Strong Contract Management & Trade Supervision.
- Excel at planning and organizing. Ability to meet deadlines proficiently.
- Strong analytical and problem solving skills. Ability to identify risk mitigating liability.
- Superior oral and written communication skills.
- Strong computer skills – MS Word, Excel, Access, and Outlook.
- Reliable Vehicle required traveling to various sites.

Superintendent Couples (Full Time): 5 Positions Available
Superintendent Couples are required in GTA for residential complexes. The ideal candidates must have previous property maintenance work experience, administrative skills and cleaning proficiency. Familiarity with building mechanical systems is also required. Excellent customer service skills along with the ability to work independently with minimal direct supervision are a must.
In this position, the successful candidates will “Live In” and perform various building maintenance and repairs and will be required to respond to after hours emergencies as required. This is a salaried position with full benefits and housing included.

Relief Superintendent (Part-time)
The ideal candidate must have previous property maintenance work experience and cleaning proficiency. Familiarity with building mechanical systems is also required.
In this position, the successful candidate will perform various building maintenance and repairs and will be required to respond to after hours emergencies as required. The position is based at a senior residential property.
The candidate will be required to work every other weekend and also cover vacation for the full-time staff.
Excellent customer service skills along with the ability to work independently with minimal direct supervision are a must.
