The DMS Group is currently seeking a Property Manager to join our team in London. This opportunity is located in our London office at 659 Exeter Road. The portfolio assigned to this position will include a mix of commercial and diverse land (including single family dwelling residential) for management, with internal reporting to the Regional Manager (commercial component) and Sr. Property Manager (land component) servicing two very unique and distinct clients.

Responsibilities include all contractual obligations and deliverables as well as achieving our corporate and client goals and objectives through effective financial and operational management to meet or exceed key performance indicator targets.

As a member of the property management team, the key responsibilities of the Property Manager include but are not limited to:

A) Management of an assigned portfolio (subject to re-assignment as necessary) with commercial properties located in London and Sarnia and land properties located throughout southwest Ontario, including the GTA

  • Provide supervision, direction, delegation to administrative and maintenance staff as assigned
  • Cost management of operating budget
  • Capital planning in relation to asset
  • Site and property inspections
  • Attend and participate in a variety meeting, flexibility for after-hours attendance as may be required
  • Rent collection and arrears management
  • Marketing and leasing of units
  • Lease renewals and administration
  • Purchase order processing and contractor management
  • Tenant liaison
  • Contractor management
  • Maintenance management, develop scope and planning
  • Client management
  • Management reporting
  • Risk assessment and liability mitigation
  • Incident reporting
  • Assisting with budget, year-end accruals and recoveries
  • Office administration, maintain electronic and hard copy files
  • Contractor management

B) On-call response for after-hours emergencies as required

C) Other assignments within the scope, spirit and purpose of the job as reasonably requested by Management

Desired Skills and Experience

To succeed in this role, the candidate must possess the following combination of education, experience, and skills:

  • Minimum five (5) years’ experience in property management, including Commercial Property Manager experience; Field related designation is an asset
  • Knowledge of various legislations, including the RTA (Resident Tenancy Act), Commercial Tenancies Act
  • Knowledge of codes & regulations, including Fire Code, Building Code, Occupational Health & Safety Act
  • Knowledge and understanding of building systems (HVAC, Fire Protection, Mechanical, Electrical)
  • Ability to review and understand other legislation as it applies Ability to read property surveys and engineered plans
  • Strong negotiation skills
  • Strong contractor management and trade supervision skills
  • Ability to work independently and as part of a team;
  • Effectively meet deadlines
  • Strong analytical and problems solving skills
  • Ability to identify risk mitigating liability
  • Superior oral and written communication skills
  • Strong customer service orientation and delivery
  • Skilled in prioritizing, organizing and supervising multiple simultaneous service requests
  • Proficient computer skills, Microsoft Office; including Word, Excel, PowerPoint and Outlook. YARDI experience is an asset.
  • Demonstrates a high degree of integrity
  • Reliable vehicle and ability to travel to various sites as necessary is a fundamental requirement
