Director - Multi Residentail
The DMS Group is currently seeking a Director - Multi Residential to join our team in North York. The Director works under the direction of the VP of Rental Property Management. They are responsible for meeting all contractual obligations and deliverables as well as achieving the client's goals and objectives through effective financial and operational management.

As a member of the property management team on site(s), the key responsibilities of the Director include but are not limited to:
- Ensure the seamless daily operation of all properties within the portfolio, maintaining consistent service delivery, building conditions, and compliance with internal operating procedures.
- Develop and maintain systems for tracking and reporting KPIs (e.g., vacancy rates, arrears, rent collection, unit turnover timelines, work order closure rates, etc.).
- Directly manage a team of 6–8 senior-level staff (Regional and Senior Property Managers), each overseeing teams of site-level personnel (e.g., Property Managers, Superintendents, Leasing Coordinators, Administrators).
- Set performance objectives, complete annual performance reviews, and implement development plans for senior staff.
- Provide mentorship, coaching, and succession planning to build internal leadership capacity.
- Act as the senior liaison between the organization and its clients, institutional partners, boards of directors, and stakeholders.
- Attend board meetings and client reviews, delivering regular operational and financial updates and responding to inquiries or concerns.
- Identify opportunities to reduce costs, enhance revenue, and optimize NOI (Net Operating Income).
- Ensure all properties operate in compliance with relevant legislation
- Work with Legal and Risk departments on insurance claims, tenant disputes, and formal proceedings.
- Training employees on the work systems and identify and implement digital tools that improve operational efficiency and service delivery.
- Monitor system-generated reports and ensure data accuracy and integrity across platforms.
- Review and approve capital expenditure proposals, contract awards, and vendor recommendations in accordance with delegated authority limits.This is an excellent opportunity for a career-minded property management professional looking for a challenging opportunity.
