Team of 2 Superintendents

We are currently seeking for a Live in Superintendent couple to join our team in North York. The Team works under the direction of the Property Manager to oversee the administrative and maintenance operations of a particular residential building in North York. The Team is comfortable working together to ensure the highest standard of living.

As a member of the property management team on site(s), the key responsibilities of a Superintendent (Member 1) include but are not limited to:

  • Performing various building maintenance and repairs;
  • Respond to after business hours & weekend emergency calls (on a rotational basis)
  • Perform general cleaning, landscaping and snow removal. These services are delivered by a contractor but supervision and occasional help is required.;
  • Processing, completing work orders and returning closed work orders;
  • Garbage bin removal to proper pick up area two times per week or as directed;
  • Administration of spare parts and supplies;
  • Plaster, drywall, paint, plumbing, electrical and carpentry as required;
  • Garbage removal, repairs, and cleaning of vacant units,
  • Other assignments within the scope, spirit and purpose of the job as reasonable requested from time to time by management.

The key responsibilities of a Admin (Member 2) include but are not limited to:

  • Property management office administration
  • Vacancy and arrears management,
  • Preparation of legal forms (N4, N5, etc.)
  • Tenant file administration,
  • Lease administration, tenant liaison, maintenance management.
  • Respond to after business hours & weekend emergency calls (on a rotational basis)
  • Assist with light cleaning.
  • Other assignments within the scope, spirit and purpose of the job as reasonable requested from time to time by management.

Desired Skills and Experience

To succeed in this role, both candidates must possess the following combination of education, experience and skills:

  • High school education at minimum. Additional educational or trades courses an asset,
  • 2 or more years of property maintenance work experience (sound knowledge of general plumbing, electrical, carpentry, heating, repairs, etc).
  • Knowledge and expertise with hand and power tools,
  • Candidate must have their own tools.
  • Ability to work outdoors, lift up to 25 kilos, and work at heights on ladders,
  • Maintain confidentiality, tact, and diplomacy as well as positive attitude and effective interpersonal skills,
  • Ability to work independently and as a member of a team,
  • Have a valid G driver's license (nice to have).
  • Familiarity with building mechanical systems is also required.
  • Administrative and Leasing skills (calculations, rent collections, office administration),
  • Understands and abide by company policies, the Tenant Protection Act, Privacy Act, and Municipal Property Standards By-Laws, and any other applicable legislation governing day to day operations;
  • Capable in delivering notices to residents in a timely manner as directed by Property Manager;
  • PO and Work Order processing;
  • Proficient computer skills (MS Office and Yardi)
