Live in Superintendent (Team of 2 or Individual)

We are currently seeking for a Team of 2 Superintendents to join our team. We are hiring 2 individuals or a pair of 2. The Team works under the direction of the Property Manager to oversee the administrative and maintenance operations of a particular residential building in Kingston. The Team is comfortable working together to ensure the highest standard of living.

As a member of the property management team on site(s), the key responsibilities of a Superintendent (Team Superintendent 1) include but are not limited to:

  • Performing various building maintenance and repairs;
  • Respond to after business hours & weekend emergency calls (on a rotational basis)
  • Perform general cleaning, landscaping and snow removal. These services are delivered by a contractor but supervision and occasional help is required.;
  • Processing, completing work orders and returning closed work orders;
  • Garbage bin removal to proper pick up area two times per week or as directed;
  • Administration of spare parts and supplies;
  • Plaster, drywall, paint, plumbing, electrical and carpentry as required;
  • Garbage removal, repairs, and cleaning of vacant units,
  • Other assignments within the scope, spirit and purpose of the job as reasonable requested from time to time by management.

The key responsibilities of a Superintendent (Team Superintendent 2) include but are not limited to:

  • moving compactor bins in and out of building on garbage day.
  • move recycle bins for pick up - ensure that the bins are not containated
  • clean all common area hallways - 15 floor to 2nd floor
  • ensure stairwells are clean
  • clean basement levels of building and under ground garage p1 and p2.
  • on call duties - respond to emergencies after hours/
  • ensure hallway and stairwell lights are functioning - ensure fire cabinets are clean and extinguishers are fully charged
  • cover for superintendent when sick or on vacation.
  • Other assignments within the scope, spirit and purpose of the job as reasonable requested from time to time by management.

Desired Skills and Experience

To succeed in this role, both candidates must possess the following combination of education, experience and skills:

  • High school education at minimum. Additional educational or trades courses an asset,
  • 2 or more years of property maintenance work experience (sound knowledge of general plumbing, electrical, carpentry, heating, repairs, etc).
  • Knowledge and expertise with hand and power tools,
  • Candidate must have their own tools.
  • Ability to work outdoors, lift up to 25 kilos, and work at heights on ladders,
  • Maintain confidentiality, tact, and diplomacy as well as positive attitude and effective interpersonal skills,
  • Ability to work independently and as a member of a team,
  • Have a valid G driver's license
  • Familiarity with building mechanical systems is also required.
  • Understands and abide by company policies, the Tenant Protection Act, Privacy Act, and Municipal Property Standards By-Laws, and any other applicable legislation governing day to day operations;
  • Capable in delivering notices to residents in a timely manner as directed by Property Manager;
